Running a place to stay in Japan? Start here.
ヤドケイ is a tool for small accommodation businesses in Japan that do not use a property management system. It works out the accommodation tax for your municipality, counts your 180 days, and prepares the numbers for the bi-monthly report. The calculators are free and need no account.
The three things that catch people out
- Two accommodation taxes can apply at once. In Hokkaido, Miyagi, Fukuoka, Nagano and Okinawa, a prefectural tax and a municipal tax may both apply to the same night. Your guest pays the total.
- The 180-day year runs noon to noon, from 1 April. A night starting 31 March belongs to the previous year, not the new one.
- Local ordinances can be stricter than the national law. Some wards of Tokyo only allow weekends; Kyoto only allows mid-January to mid-March in residential zones.
